Who to call for a leak: diagnosis first

Unless water is pouring in, the first call for a leak should be a diagnosis: someone who finds where the water actually gets in and puts it in writing. Then you call the one licensed trade that source calls for. Guessing between a roofer and a plumber from where the stain appears can mean paying for the wrong visit, or an opening in the wrong place — a stain under a bathroom can come from the roof, and a wet top-floor ceiling can come from a pipe in the attic. We trace the water with a thermal camera and moisture readings, tell you which trade the repair needs, and help you choose a licensed one. We do not do the repair ourselves, so the only thing we have to offer you is the answer.

Where and when the water shows up points to the likely trade. These are starting points, not answers — the diagnosis confirms which one applies.

Why diagnosis comes first

Each trade looks at a leak from its own side, and a contractor who sells repairs will naturally look for a repair they do — that is the job, not dishonesty. A diagnostician who does not sell the repair can look at the whole path in one visit: roof, plumbing, windows and grading. The written report then goes to the trade that needs it, and that trade can price the actual problem.

When it is an emergency

If water is pouring in, or is near electrical fixtures, safety comes first. Shut off the main water valve if it is a plumbing leak, turn off power to the wet area at the panel if you can reach it safely, and call an emergency plumber or electrician. Diagnosis is the right first call for a leak you can contain — not for an active flood.

What we do and do not do. We diagnose and document — we do not perform the repair. Our Rockland County home improvement license is in process; until it is issued, the repair itself is contracted directly between you and a licensed contractor. Standing water often leads to mold, and New York State requires a licensed mold remediation contractor for that work — we will tell you plainly when you need one. We are not a public adjuster: we document what we measured so your insurer has facts; we do not file or negotiate your claim. In Westchester and Putnam: leak detection and thermal inspection with a written report only.
