Leak Detection & Moisture Diagnostics in Rockland, Orange, Westchester & Putnam, NY

A stain on the ceiling is the last step of the story, not the first. Water travels along joists and pipes and shows up rooms away from where it started — which is why opening the wall under the stain usually finds dry framing and costs you a repair you did not need. We trace where the water most likely enters, and we put it in writing.

💬 Your first leak consultation is free: send us a photo on WhatsApp and we'll tell you the most likely source and what to check. We reply within one business day.

What the work includes

Your Home File

Everything from the diagnosis, and from the repair that follows it, goes into one file that stays with you. One place, in order — instead of loose photos, readings and paperwork. Useful for your home insurance, a future claim, or when you sell the house. In Westchester and Putnam: leak detection and thermal imaging with a written report only.

What we do and do not do. We diagnose and document — we do not perform the repair. Our Rockland County home improvement license is in process; until it is issued the repair itself is contracted directly between you and a licensed contractor. Standing water often leads to mold, and New York State requires a licensed mold remediation contractor for that work — we will tell you plainly when you need one. And we are not a public adjuster: we document what we measured so your insurer has facts; we do not file or negotiate your claim.
