Most of the heat a house loses upward does not go through the shingles — it goes through the ceiling plane below the attic, through gaps and thin insulation. That is why air sealing and insulation are done from the attic side: no shingles come off, nothing is opened in the living space, and the roof you have stays where it is. When the roof itself is the problem — water coming in, not only heat going out — the inspection shows that too, and we say so plainly.
The infrared camera that shows heat escaping is the same one we use to find leaks. Cold air coming in and water coming in look alike on a ceiling — only the moisture meter tells them apart. The air sealing and insulation itself is carried out by a licensed contractor — on our recommendation, with us alongside on site. Our Rockland County home improvement license is in process; until it is issued, the agreement for the work is signed directly between you and the licensed contractor, and we handle the scope and the day-to-day oversight.
