Thermal Imaging Leak Detection in Rockland, NY

When water leaks inside a wall or a ceiling, the wet material usually reads cooler than the dry material around it, because the water evaporates and draws heat from the surface. A thermal camera shows that pattern — its shape, its edges and the direction it spreads — without cutting into anything. What it shows is surface temperature, not water: a cool patch can also be missing insulation, an air leak or a cold pipe. That is why every pattern the camera shows is confirmed with a moisture meter before it goes into the written findings.

What the thermal camera shows in a water leak

• Cool, damp patches on walls, ceilings and floors that the eye cannot see yet
• The shape of the pattern: a line along a pipe run, a fan spreading from a ceiling fixture, a stripe below a window corner — each one points toward a different source
• How far the wet area reaches, so that if an opening is ever needed, it is made once and in the right place
• Warm patterns along a hot-water line, where a leaking hot pipe can show up warmer than the wall around it

What it cannot show

• It does not see water, and it does not see through a wall — it reads the temperature of the surface
• A cool patch can be wet, or just cold: missing insulation, an air leak or a cold-water pipe look much the same on the screen
• It needs a temperature difference to work: a leak that has dried out, or a day when inside and outside are the same temperature, can show very little
• So every pattern is checked with a moisture meter, and only measured readings go into the written findings

Heat loss: the same camera shows it too

The same camera shows where a house loses heat — at the attic hatch, around recessed lights, at gaps around pipes, ducts and the chimney, and where insulation is thin or has shifted. Cold air coming in and water coming in can look alike on a ceiling; only the moisture meter tells them apart. When we see heat-loss patterns during a visit, we note them in the same written findings, so you know which cool spots are a leak and which are not.

What this is not

• Not a repair — we diagnose and document; the repair is done by a licensed contractor
