A hole the doorknob punched through, a crack over the doorway that returns every winter, a ceiling that stained and sagged after a leak, the opening a plumber cut to reach a pipe — all of it is drywall repair, and done properly it disappears once the room is painted. We cut back to sound material, patch or replace the board, tape the seams, build up thin coats of joint compound, sand, and prime, so the patch does not show through the paint. If you need to fix a ceiling after a leak, one step comes before all of that: making sure the leak is fixed and the area is dry. We repair walls and ceilings in homes throughout Rockland County, with a written estimate before work begins.

A stained or sagging ceiling is the result of the leak, not its cause. Replace the drywall while water is still getting in, and the new ceiling stains again. So before the repair, the source has to be found and fixed, and the joists and insulation above have to be dry — we check with a moisture meter before closing anything. If you are not sure where the water came from, find the source first — see Water Stain on the Ceiling. For a wet wall rather than a ceiling, see Leak Behind a Wall. When the cause was a pipe, the pipe is repaired by a licensed plumber, and we close the ceiling after.
A small hole can take a backed patch and be finished flat with the wall. Larger holes, crumbling edges, and board that has been soaked and gone soft are cut back to the framing and replaced with new drywall. A ceiling that sagged from water is replaced rather than pushed back up — gypsum that has softened does not get its strength back. If mold is visible on the back of the board or on the framing once it is opened, we stop there; that part is handled by a licensed mold remediation contractor before the repair goes on.
A crack over a door or window, or along a ceiling seam, that reappears after it was filled usually means the joint moves: the house settles, the framing swells and shrinks with the seasons, or the tape was never bedded properly. Compound alone over a moving joint cracks again. The fix is to open the joint, re-tape it, and finish it in several coats. A crack that is wide, keeps growing, or arrives together with doors that suddenly stick is a question for a structural engineer before it is a drywall repair.
