Leak behind a wall: finding it without opening the wall

A leak behind a wall can often be located from the outside of the wall — with a thermal camera and a moisture meter — before anything is cut open. Then, if the wall has to be opened, it is opened once, in the right place, by the right licensed trade. Signs include a stain or bubbling paint, a swollen baseboard, a musty smell, a floor that stays damp, or a water bill that climbs for no clear reason. Inside a wall, water runs down the studs and along the pipes, so the damp spot may be below or beside the leak rather than on it. We map the wet area, follow it to the likely source, and give you a written report.

Behind a bathroom, shower or kitchen wall

In a bathroom, a leak behind the shower wall is often not a pipe at all but water getting past grout, caulk, the valve trim or the shower pan — and it may only show after someone showers. Behind a kitchen wall, look at the sink drain, the dishwasher hose and the refrigerator's water line. On an outside wall, rain can get in around a window or door and run down inside the wall, looking like a plumbing leak. Running one fixture at a time while watching the readings is how the source is narrowed down.

Where is the water leak coming from? Start at the meter

If your home has a water meter, there is a simple first check. Turn off every faucet and every appliance that uses water, then watch the meter for a while. If it keeps moving, water is escaping somewhere under pressure — a supply line, or something as simple as a running toilet. If it stays still but the wall gets wet when a fixture is used, suspect that fixture or its drain. Either result is useful to tell whoever comes to look.

Why not just open the wall?

Opening the wall where the stain is often finds wet framing but not the leak, because the water came from above or beside it. Every extra opening is more drywall, tile or cabinetry to replace. Knowing the source first means one opening, in the right place.
