Moisture inspection for your home: what we measure and what you get

A moisture inspection measures where water is in your walls, ceilings and floors right now, and puts it in a dated written report — so you know whether there is a problem, how far it reaches, and what is likely causing it. It is for owners who see a stain, smell something musty, feel a damp wall, or want to confirm an area has dried after a leak; it is not a pre-purchase home inspection. We use moisture meters and an infrared (thermal) camera, take readings in a pattern across the area and around it, and explain in plain words what each reading means.

When a moisture inspection makes sense

What the readings do — and do not — tell you

A moisture meter shows how wet a material is at that spot, compared with dry material of the same kind in the same house. The thermal camera shows surface temperature, not water: a cool patch can be wet, or just a cold spot near missing insulation. That is why every patch the camera shows is checked with the meter. Neither tool sees through a wall. Read together, and in a pattern, they show where the water is and which direction it came from.

What you get

A written report with the date, the readings and where each was taken, thermal images of the areas that matter, and our assessment of the likely source and what kind of repair it calls for. It goes into your home file — for your insurer, for the contractor who does the repair, and as a record of what was found and when.

What this inspection is not

What we do and do not do. We diagnose and document — we do not perform the repair. Our Rockland County home improvement license is in process; until it is issued, the repair itself is contracted directly between you and a licensed contractor. Standing water often leads to mold, and New York State requires a licensed mold remediation contractor for that work — we will tell you plainly when you need one. We are not a public adjuster: we document what we measured so your insurer has facts; we do not file or negotiate your claim. In Westchester and Putnam: leak detection and thermal inspection with a written report only.
