Each one feels too small to call anyone for, so the list keeps growing. That list is the job. Most items on a list are what they look like: a stripped screw, a worn part, something knocked loose. A few turn out to be symptoms. A door that suddenly won't close may mean the frame has shifted; a railing that keeps working loose may sit on a post that has rotted at the base; a tile that cracks again may be over a floor that flexes. When an item is bigger than it looks, we say so before going further, and the estimate separates the simple fixes from the larger repairs.
Before a listing or a buyer's inspection, small defects add up in a buyer's eyes: scuffed walls, a missing door stop, a cabinet door that hangs crooked, a sliding door that drags. After a tenant leaves, the list is usually longer. Walk the house once and write everything down room by room — or send us the inspection report — and the whole list is priced as one job. Items that involve plumbing or wiring, like a dripping faucet or a dead light switch, are done by licensed plumbers and electricians.
We work Sunday through Thursday from 7am to 7pm, and Friday from 7am to 1pm. There is no work on Saturday. Visits are booked ahead, so the list can be planned and the parts brought on the first trip.
