If your deck has soft boards, a railing that moves when you lean on it, or porch steps that bounce, the fix starts with what is underneath. The boards you walk on are the easy part; the joists, beams, posts and the connection to the house decide whether a repair is enough. We do deck repair across Rockland County — Spring Valley, Monsey, New City, Nanuet and nearby — along with porch repair, stair repair inside and out, and railing repair. When the frame itself is past saving, we work as your deck builder and put up a new deck or porch from the footings up. Either way, you get a written estimate that says what we found and what we propose.

Most deck problems are cosmetic, but a few signs mean someone could get hurt. If you see any of these, keep people off that part of the deck or stairs until it has been looked at:
If the frame underneath is solid, new boards and railings can keep an old deck in service for a long time, and that is usually the smaller job. If the joists, posts or ledger have rotted, new boards on top would only hide the problem, so we recommend rebuilding that section or the whole deck. Before you decide, we show you what we found — photos of the frame, not just the surface. Some projects need a building permit from your town; we check with your town whether a permit is required.
On stairs, small things matter: a tread that rocks, a handrail pulling away from the wall, a step edge that has split. We fix the stair itself, not just the part you can see — tightening or replacing treads, reinforcing the stringers underneath, and anchoring handrails into solid framing. On indoor stairs, we match the existing wood or finish as closely as the material allows.
When the rot is concentrated where the deck meets the house, the cause is often water running down the wall and collecting behind the ledger. Replacing the boards there without fixing how the water drains will bring the rot back. If you also see stains or soft spots on the inside wall next to the deck, water may be getting into the house as well — see Leak Behind a Wall.
