Most of a good paint job happens before the paint: filling and sanding, scraping off what is loose, repairing dents and cracks, priming bare spots and stains, and covering floors and furniture. When that preparation is done right, the finish goes on evenly and holds. We do interior painting and exterior painting for homes in New City, Nanuet, Monsey, Pomona and the rest of Rockland County — walls, ceilings, trim, doors, siding and porches. We also repaint after water damage, which takes its own steps so the stain does not bleed back through the new coat. We paint houses and apartments, not commercial buildings, and each job is priced in a written estimate first.

A water stain carries minerals and tannins that dissolve into ordinary latex paint, so a regular coat over it often turns brown again within days. Repainting after water damage takes three steps, in order. First, the source is fixed — if the stain came from a leak, find the source first; see Water Stain on the Ceiling. Second, the area is dry, which we confirm with a moisture meter rather than by touch. Third, the stain is sealed with a stain-blocking primer, and only then do the finish coats go on. Drywall that went soft or sagged is replaced before painting, not painted over.
Paint that peels in sheets, blisters, or lets go down to bare wood usually has a reason behind it — water getting in from an overflowing gutter, a window with failed caulk, an open joint in the trim, or a board that has started to rot. Painting over it brings the peeling back. We scrape and sand the loose paint, replace rotted trim boards, caulk the open joints, prime the bare wood, and then paint. Outside paint needs dry surfaces and mild weather — every product lists its minimum temperature — so in Rockland most exterior work runs from spring to fall and is worth booking ahead.
Ceilings go first, usually in a flat finish that hides small waves in the drywall; then walls; then trim and doors. In an occupied home we work through it room by room, so most of the house stays in use, and we agree ahead of time which rooms are out of use on which days. Furniture moves to the middle and is covered. Fresh paint needs time to cure before pictures go back up or furniture is pushed against it — the can says how long.
