Water stain on the ceiling: find the source before you call a roofer or plumber

A water stain on the ceiling shows where water ended up, not where it got in — so the first step is to find the source before anyone opens the ceiling or books a repair. Water runs along joists, pipes and the back of the drywall, and it can surface several feet from the leak, or in another room. We follow it with a thermal camera and a moisture meter, mark the path, and give you the source in writing — so the right licensed trade fixes it once.

What the work includes

Water stain on the ceiling but no leak?

A stain that is dry to the touch may be old, from a leak that has since stopped or was already fixed. Or the leak may come and go — only in heavy, wind-driven rain, only when snow melts on the roof, only when someone showers upstairs. Some stains are not a leak at all but condensation: warm, moist air meeting a cold surface, often around a bathroom fan, a duct or in the attic. A dry reading today does not prove the problem is gone, so we write down the reading and the date. If the stain grows or darkens later, a second reading shows whether it is active.

Where the stain is tells you where to look

Under an attic or a roof, the usual suspects are flashing, roof penetrations such as vents, chimneys and skylights, ice dams, and condensation in the attic. Under a bathroom or kitchen, they are supply and drain lines, the toilet seal, the tub or shower, and worn grout or caulk. Near an outside wall, add windows, doors and siding. But a stain under a bathroom can still come from the roof, and a top-floor stain can come from a pipe in the attic. The camera and the meter show which path the water actually took.

Roofer or plumber? Find the source first

Call a roofer for a plumbing leak, or a plumber for a roof leak, and you pay for a visit that could not find the problem — and sometimes for an opening in the wrong place. The diagnosis comes first. We do not sell the repair, so the report has one job: to say where the water comes in and which licensed trade should fix it.

Until the source is found

What we do and do not do. We diagnose and document — we do not perform the repair. Our Rockland County home improvement license is in process; until it is issued, the repair itself is contracted directly between you and a licensed contractor. Standing water often leads to mold, and New York State requires a licensed mold remediation contractor for that work — we will tell you plainly when you need one. We are not a public adjuster: we document what we measured so your insurer has facts; we do not file or negotiate your claim. In Westchester and Putnam: leak detection and thermal inspection with a written report only.
