Masonry and concrete work in Rockland County, NY: steps, walkways, patios and low walls

Concrete steps crumbling at the edges, a walkway slab that has lifted into a trip edge, pavers sunk into a dip, mortar falling out of a brick wall — this is the masonry and concrete work we do in Spring Valley, Monsey, Pomona, Nanuet and across Rockland County. We repair concrete steps and walkways, or replace them when they are past repair; build and re-level paver patios; put up low retaining walls in block or stone; and repoint brick and patch stucco. Most of these problems start below the surface — a base that washed out, soil that settled, water that turned to ice inside a crack — so we look at why it failed before deciding how to fix it, and the written estimate explains both.

What the work includes

Patch the crack, or replace the slab?

Thin, hairline cracks that stay level are mostly cosmetic, and sealing them keeps water out. A crack that keeps widening, a slab that has dropped or tipped, or an edge that sits higher than the next one is a different case: the ground underneath has moved, and a patch on top will crack again. Rockland winters make it worse — water that gets into a crack turns to ice, expands and pushes the pieces apart, and de-icing salt wears away the surface. When the base has failed, we replace the section instead of resurfacing it.

Why pavers sink, and what fixes it

When a patio or walkway develops dips, rocking pavers or wide joints, the cause is usually underneath: a base that was too thin, soil that was never compacted, or water draining into the patio instead of away from it. Lifting the pavers, rebuilding and compacting the base, and relaying them — often with the original pavers, if they are in good shape — fixes the cause and not just the surface. If a walkway or patio slopes toward the house and you also have water in the basement, see Water in the Basement before the new slope is set.

Retaining walls, and where we stop

We build and repair low retaining walls — the kind that hold a garden bed, terrace a yard or edge a walkway. A wall that is tall, or one that holds up a driveway, a slope or anything close to the house, may need an engineer's design, and we will tell you so before we give you an estimate. Structural foundation repair calls for an engineer's assessment first: a foundation wall that is bowing or cracked through is not a masonry patch job. Before any digging, underground utility lines are marked out through 811.
