We replace windows — an insert unit in a sound frame, or full-frame when the frame has rotted — and hang entry, interior and sliding doors with flashing and a sloped sill pan underneath, so water that gets past the outside face drains out instead of into the wall.

What the work includes

A leaking window — the window, or the wall around it?

Water at a window comes from one of three places, and each has a different fix. Through the window: a failed seal, worn weatherstripping, or clogged weep holes in the bottom track. Around the window: missing or failed flashing at the sides, or no sloped sill pan, so water gets behind the siding. From above: an overflowing gutter, or a wall leak higher up that shows itself at the window. A new window does not fix the second or the third.

A door that sticks or lets in daylight

A door that rubs at the top corner usually has loose hinge screws or a frame that has shifted — longer screws driven into the framing behind the jamb often fix it. Daylight around a closed entry door means worn weatherstripping, a worn threshold or a door out of alignment. A door that is cracked, rotted at the bottom or swollen out of shape is replaced, and the opening is flashed before the new one goes in.
