When a deck or stairs are a safety issue
If you see any of these, keep people off that part of the deck or the stairs until someone has looked at it:
- A joist or beam that feels soft when you press a screwdriver into it
- A railing that moves when you lean on it, or a post that rocks at its base
- A gap opening between the deck and the house wall
- Stairs that bounce or sway, or a stringer that is cracked
- Nails, screws or metal connectors under the deck that are rusted through
Rot along the house wall
When the rot is concentrated where the deck meets the house, the cause is often water running down the wall and collecting behind the ledger. Replacing the boards there without fixing how the water drains brings the rot back. Many towns require a building permit for a new or rebuilt deck; we tell you at the first visit, and the work waits for it.
