Orange County: renovation and leak diagnosis
Most of what makes a bathroom last is out of sight once it is finished: the backer board behind the tile, the waterproofing membrane under it, and the slope of the shower floor. We take a bathroom down to what is sound, rebuild those layers, and only then set the tile, the vanity and the trim. A tile job is only as good as the membrane behind it, so the membrane is checked before any tile covers it.

Worn grout and cracked caulk are a small job as long as the tile behind them is solid. Tap the tiles: if they sound hollow, move when pressed, or the wall feels soft near the tub or shower, water has been getting behind them for a while, and fresh grout will not change that. That section comes out down to the backer board and is rebuilt with a membrane. The same goes for a floor that flexes, or tiles that keep cracking along the same line.
If the ceiling under the bathroom is stained, find out where the water comes from before choosing tile. If new tile goes in first, the leak can stay behind the new wall, and the ceiling below stains again. We trace the most likely source with a thermal camera and a moisture meter, and the remodel starts from what we find.
