Orange County: renovation and leak diagnosis
A paint job is mostly preparation. Holes are patched, cracks re-taped, glossy trim sanded, stains sealed with the right primer — and only then does the color go on. Inside, we work room by room so most of the house stays in use; outside, loose paint is scraped and bare wood primed before the finish coats.

A water stain carries minerals and tannins that bleed through ordinary latex paint, so a regular coat over it often turns brown again within days. Three steps, in order: the source is fixed; the area is dry, which we confirm with a moisture meter rather than by touch; and the stain is sealed with a stain-blocking primer before the finish coats. If you are not sure the leak has stopped, start with the diagnosis.
Paint that peels in sheets, blisters or lets go down to bare wood usually has a reason behind it — an overflowing gutter, a window with failed caulk, an open joint in the trim, a board that has started to rot. Painting over it brings the peeling back. We scrape and sand the loose paint, replace rotted trim boards, caulk the open joints, prime the bare wood, and then paint.
