Most roof leaks start where the roof is interrupted — at the flashing around a chimney, a skylight or a vent pipe, or where the roof meets a wall — not in the middle of a slope. We look at the roof from the attic side as well as from above, find the most likely entry point and fix it; when the whole roof is at the end of its life, we replace it.

One leak, a few missing shingles or one failed piece of flashing on a roof that is otherwise sound is a repair. The signs that a roof is near the end show up across the whole surface, not in one spot: shingles curling or cracking on every slope, bare patches where the granules have washed off — you will find them collecting in the gutters — repeated fixes in different places, and decking that feels soft underfoot. Hudson Valley winters build ice along the lower edge of the roof. Heat escaping into the attic melts the snow higher up, the water runs down and refreezes at the cold eave, and the ridge of ice backs water up under the shingles. The fix that lasts has two parts: an ice-and-water membrane under the shingles at the eaves, and finding where heat escapes into the attic — which the thermal camera shows.
