Orange County: renovation and leak diagnosis
Drywall is the layer everyone sees and nobody thinks about until it cracks, sags or gets a hole in it. We hang and finish new drywall for walls and ceilings, patch holes so the patch disappears under paint, re-tape cracks that keep coming back, and replace ceilings that were soaked by a leak — after the source is fixed and the framing above is dry.

A stained or sagging ceiling is the result of the leak, not its cause. Replace the drywall while water is still getting in, and the new ceiling stains again. So before the ceiling is closed, the source has to be fixed and the joists above have to be dry — we check with a moisture meter before closing anything. A ceiling that sagged from water is replaced, not pushed back up: gypsum that has softened does not get its strength back.
A crack over a door or window, or along a ceiling seam, that reappears after it was filled usually means the joint moves: the house settles, the framing swells and shrinks with the seasons, or the tape was never bedded properly. Compound alone over a moving joint cracks again. The fix is to open the joint, re-tape it and finish it in several coats. A crack that is wide, keeps growing or comes with doors that stop closing is a different matter, and we say so before patching it.
