You are at a house with water damage, and the source is not something you fix — or nobody can find it. Instead of leaving the homeowner with an open question, send them to us. We trace the water with a thermal camera and moisture readings, put the source in writing, and point the homeowner to the licensed trade the repair needs.
You dry it out. We find where the water came from, so it does not come back after you leave — with dated readings for the file.
Called for a leak that turns out not to be plumbing — roof, flashing, a window, grading? Hand it over instead of leaving with no answer.
A stain in one unit and no one knows whose problem it is. You get a written source and which trade to send.
What we do and do not do. We diagnose and document — we do not perform the repair. Our Rockland County home improvement license is in process; until it is issued, the repair itself is contracted directly between the homeowner and a licensed contractor. If water is pouring in right now, the first call is an emergency plumber or water damage company, not a diagnosis. Standing water often leads to mold, and New York State requires a licensed mold remediation contractor for that work. We are not a public adjuster: we document what we measured; we do not file or negotiate a claim. In Westchester and Putnam: leak detection and thermal inspection with a written report only.
